I’m new to the estate, how do my guests contact me to open the entry gates
Please send a request for add/update your number on the Mircell system using the contact page. Provide mobile number(s) with initial(s) and one email address. Once your information is loaded on the Mircell. Your guests ring you unit number and select a programmed number. You answer the call and press 9# to open the gate.
How do I get exit codes for my guests?
An SMS will be sent to the number that was called from the gate and it will contain the exit code. If you have multiple visitors, it will send you code for many exits. Just like Cinderella, all codes will expire at midnight. If you allow entry to a visitor that you don’t know, that person will be stuck in the complex without being able to exit. So be cautious, when allowing people in. If you enter the complex with a friend and you used your remote, you can send and SMS to the gate number with the message TAP1. The gate will reply with a valid exit code. We did not to put the gate number on this post as a security reason. Only the residents on the Mircell, know what the gate number is. Please treat these details with discretion. For the party animals who have guests that stay past midnight, SMS the gate number “TAP5” and 5 new exits codes will be sent to you
Communications: How do I provide suggestions, raise a query or log a complaint?
Please use the “Communications (Queries/ suggestions/ compliments/ complaints…)” page. This will get forwarded to the relevant email address and a director will respond.
Estate notifications
From time to time we send notifications using either the Mircell system to SMS or email to the programmed cell phone numbers or email address.
Tell me about security at Derby Ranch
Security is everyone’s concern and visitors must ring the unit at the gate to gain access. It is up to every resident to verify who is contacting them when receiving a call from the gate. It is within the residents’ rights to respectfully stop pedestrians walking through the gates or tailgating and enquire where they are going. We do not have street lights and for security reasons we request the light above your garage be switched on at night.
Refuse removal and garden services
Dustbins are collected on Monday mornings by the garden services. You can leave your dustbin on your pavement on Sunday night. Pikitup conduct refuse removals on Tuesdays and the bins are returned later in the week. Please note Pikitup only collects home refuse placed in the bin. They will not collect black bin bags or other items left on the pavement and we request that you do not leave it outside the complex. Kleenbin sanitise the bins every second week. It is the resident’s responsibility to arrange for the removal of building and other unwanted rubble. The garden services will therefore not collect the bin if it is filled with bricks, rocks or building materials. Bins is bought by the unit and any replacements are for the unit’s cost The Northriding garden services are responsible to maintain the outside pavement and park at the bottom of the complex. As the properties are free hold we request that you maintain your own garden within reasonable standards (refer DRHOA rules section 15).
When are my levies due?
You will receive your monthly levy statement from Derbyranch182@gmail.com. To ensure the successful administration and maintenance of the complex we request that all levies are paid by the 5th of each month – please refer to the DRHOA conduct rulessection 14: Payment of levies and other amounts due, regarding penalties and interest on late payment as these are strictly enforced.
Directors
The residents elected to not make use of the managing agent, thus the directors manage and administer the daily running of the estate with assistance of our service providers. The directors are not remunerated for their services and we ask that you respect time boundaries when contacting them. As we obtain quotes, manage implementation and administration in amongst our daily professions, we do from time to time ask owners and residents to assist with certain tasks e.g. Derby Ranch Newsletters. We welcome any ideas, and should we decide to continue with the implementation of an idea, we welcome your assistance. I want to repaint. What is the allowed paint palette?
The following paint colours can be used from the Stevensons or Plascon range. No other colours are to be used. To avoid nasty surprises, we urge you to get samples and paint it on different walls. The colours do look different depending on the light and the paint and colour chart often does not match.
